Terms & Conditions

Last updated: 17 August 2026

These Terms & Conditions explain the general terms that apply when you contact Cottrell Roofing Ltd or purchase roofing services from us.

By requesting a quotation or agreeing to roofing work, you agree to the terms applicable to the services provided, together with any specific quotation or written agreement issued for your work.

1. About us

Cottrell Roofing Ltd

Company number: 16472722

Cottrell Roofing Ltd provides roofing services in Milton Keynes and surrounding areas.

2. Quotations

Any quotation provided by Cottrell Roofing Ltd will describe the proposed work and the applicable price where this can reasonably be determined.

A quotation may be based on information available to us at the time, including photographs, descriptions and an inspection of the property.

Where additional problems, concealed defects or additional work are identified after work begins, we will discuss the additional work and any associated cost with the customer before carrying out the additional work where reasonably practicable.

A quotation does not constitute acceptance of a contract until the customer and Cottrell Roofing Ltd have agreed to proceed.

Unless otherwise stated in writing, quotations are subject to change where circumstances materially change or additional work is requested.

3. Scope of work

The work to be carried out will be based on the agreed quotation, specification or written description.

Cottrell Roofing Ltd will make reasonable efforts to complete the work in accordance with the agreed scope.

If the customer requests changes or additional work, the additional work and any additional charges should be agreed before that work is carried out where reasonably practicable.

4. Surveys and inspections

Where an inspection is required, Cottrell Roofing Ltd may need reasonable access to the property and relevant areas of the roof.

Customers should provide accurate information about known problems, previous repairs, access restrictions and any other circumstances that may affect the work.

Where a defect cannot reasonably be identified until roofing materials or other structures are removed, further work may be necessary.

5. Customer responsibilities

The customer is responsible for:

  • Providing reasonable access to the property and areas where work is required

  • Providing accurate information about the property and requested work

  • Informing us of known hazards, restrictions or relevant property conditions

  • Obtaining any permissions or consents that are the customer's responsibility

  • Moving or protecting personal belongings where reasonably necessary

  • Ensuring that access to the property is reasonably safe

Where access cannot be provided or the customer's actions prevent agreed work from being carried out, the work may need to be rearranged.

6. Materials and products

Materials used will be those agreed in the quotation or otherwise reasonably suitable for the work.

Where a particular material, colour, manufacturer or specification has been agreed, we will make reasonable efforts to use the agreed specification.

Where materials become unavailable or circumstances require a reasonable alternative, we will discuss the proposed alternative with the customer where reasonably practicable.

Natural variations may occur in roofing materials and finishes.

7. Weather and site conditions

Roofing work can be affected by weather and site conditions.

Cottrell Roofing Ltd may need to postpone or temporarily stop work where weather conditions or other circumstances make continuing unsafe or likely to affect the quality of the work.

Where this occurs, we will make reasonable efforts to rearrange the work as soon as reasonably practicable.

8. Access and safety

Roofing work involves working at height and may involve scaffolding, ladders, tools and other equipment.

Cottrell Roofing Ltd will take reasonable steps to carry out work safely.

Customers and other persons should not enter work areas or interfere with equipment unless authorised to do so.

9. Prices and payment

The price payable for the work will be the price agreed in the relevant quotation or contract, subject to any agreed variations or additional work.

Any deposit, staged payment or final payment arrangements will be stated in the relevant quotation or agreement.

The customer should make payments by the agreed payment method and within the agreed payment period.

Cottrell Roofing Ltd will not impose charges that have not been properly agreed or otherwise permitted by law.

10. Changes to agreed work

A customer may request changes to the agreed work.

Where a change affects the price or completion arrangements, the revised scope and price should be agreed before the additional work is carried out where reasonably practicable.

Additional work will not be treated as automatically included in the original quotation simply because it is discovered during the project.

11. Completion of work

Cottrell Roofing Ltd will make reasonable efforts to complete the agreed work within any timeframe that has been specifically agreed.

Estimated completion dates may change because of weather, material availability, unforeseen problems, additional work, access issues or circumstances outside our reasonable control.

Where the completion date changes materially, we will communicate this to the customer.

12. Workmanship and consumer rights

Cottrell Roofing Ltd will carry out services with reasonable care and skill.

Nothing in these Terms & Conditions is intended to remove or restrict any legal rights that a customer has under applicable UK consumer law.

Where a customer is a consumer, statutory rights relating to the provision of services continue to apply.

13. Defects and concerns

If a customer believes there is a problem with completed work, they should contact Cottrell Roofing Ltd as soon as reasonably practicable.

We will consider the issue and, where appropriate, arrange an inspection or other reasonable response.

Customers should give us a reasonable opportunity to investigate and, where appropriate, remedy an issue before arranging for another contractor to carry out remedial work, except where immediate action is reasonably necessary to protect health, safety or property.

14. Guarantees and warranties

Any guarantee or warranty offered in relation to particular work or materials will be stated in the relevant quotation, contract or other written documentation.

A guarantee does not remove or reduce the customer's statutory rights.

Where a manufacturer warranty applies to particular materials, its terms may be subject to the manufacturer's own conditions.

15. Cancellation

Customers may have statutory cancellation rights depending on how and where the contract for services was entered into.

Where applicable, Cottrell Roofing Ltd will provide the information and cancellation rights required by law.

If a customer wishes to cancel or request changes to agreed work, they should contact:

[email protected]

Where work has been specifically requested to begin during a statutory cancellation period, the customer's legal rights and any applicable requirements relating to early performance will apply.

Any cancellation charges or deductions will only be applied where permitted by law and where the relevant term is fair and reasonable.

16. Emergency roofing work

Where emergency roofing services are requested, Cottrell Roofing Ltd will explain the work required and any applicable charges as far as reasonably practicable.

Emergency work may sometimes be necessary to prevent further damage to property.

Where immediate action is required, the scope of emergency work may be limited to making the property safe or preventing further damage, with further permanent repairs discussed separately.

17. Damage and responsibility

Cottrell Roofing Ltd will take reasonable care when carrying out work.

Where damage occurs as a result of our negligence or failure to exercise reasonable care and skill, we will address the matter in accordance with applicable law.

Nothing in these Terms & Conditions excludes or limits liability where it would be unlawful to do so.

18. Events outside our reasonable control

Cottrell Roofing Ltd will not be responsible for delays caused by circumstances outside our reasonable control.

These may include severe weather, extreme site conditions, significant material shortages, supplier failures, access restrictions, emergencies or other circumstances that could not reasonably have been prevented.

Where such circumstances occur, we will make reasonable efforts to minimise any resulting delay.

19. Complaints

If you are unhappy with our service, please contact us as soon as possible so that we have an opportunity to investigate and resolve the issue.

Complaints should be sent to:

[email protected]

We aim to deal with complaints fairly and reasonably.

20. Privacy and personal information

Personal information provided through our website or during the provision of services will be handled in accordance with our Privacy Policy.

Our website may also use cookies and tracking technologies as explained in our Cookie Policy.

21. Third-party services

Where third-party products, manufacturers or suppliers are involved, their own terms and warranties may also apply.

Nothing in these Terms & Conditions removes any legal rights the customer may have in relation to those products or services.

22. Changes to these Terms & Conditions

Cottrell Roofing Ltd may update these Terms & Conditions from time to time.

The version applicable to a particular contract will be the version agreed or provided when that contract was entered into, subject to any changes that are legally required or otherwise agreed between the parties.

23. Governing law

These Terms & Conditions are governed by the laws of England and Wales.

Where a customer is a consumer, nothing in these Terms & Conditions affects any mandatory rights or protections available to that customer under applicable law.
